Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has taken major action against the space builder of Ghaziabad on Wednesday. Orders have been given to freeze the bank accounts of this builder by canceling the registration of three housing projects. The promoters associated with the project have also been declared defaulters. This builder did not complete any project in the stipulated time. UP RERA has decided that now it will complete the work of all the three projects itself.
40 percent work on two projects and not started on one
These projects of Antriksh Realtek Company were named Space Culture Phase-2, Antriksh Culture Phase-3 and Defense Vigyan Sanskriti Phase-2. These three projects were started in the year-2015 and their completion dates were July 2022 and June 2023 respectively. Only 30 to 40 percent work could be done in both the space projects, while the construction work has not started in the Defense Science Project. The present situation is that the construction work on all the three projects is pending for a long time.
Builder neither uploaded the plan nor paid the liability
Actually, the builder of space did not upload the development plan of these three projects on the website of UP RERA. The Ghaziabad Development Authority (GDA) had already sealed these three projects due to non-payment of liabilities. The builder did not make any effort to get the seal opened. The details of income and expenditure were also not provided by the builder to UP RERA. Considering the violation of Section 4 and 11 of RERA Act, Rule 3 and 14 of UP RERA, this major action has been taken on Wednesday.
Before taking action, UP RERA had sought answers from builders and promoters, but they could not give concrete answers. In such a situation, UP RERA has canceled the registration of all the three housing projects. UP RERA has formed a committee for further action on these three projects. In this committee, the vice chairman of Ghaziabad Development Authority, technical advisor of UP RERA, auditor etc. will be included.
